Whether your condo is located in the city of Chicago or out in Chicagoland's surrounding suburbs, Distinctively Chicago, LLC can make your condominium's common area a clean environment for unit owners and bring more value to your condo building. As a real estate firm, we recognize the importance of curb appeal. We service condominium and apartment associations all throughout the Chicago Metro area.

Distinctively Chicago, LLC offers both contract and on-demand cleaning services with the flexibility and resources to clean according to your schedule while never inconveniencing unit owners or guests. Every property schedule is customized according to its specific needs.

For your property located at 1101-1103 South Hunt Club Drive, Mount Prospect, IL 60656, consisting of 4 floors and 120 units, consisting of 8 laundry rooms and 8 trash chute rooms, we propose the following scope of work to be performed on a weekly basis, whereas a Janitorial Custodian will come to the property 6 days out of the week to perform:

General Cleaning

· Lobbies and Common Areas

· Rubbish Removal

· Window Cleaning

· Entrance Areas: All glass doors and side panels will be cleaned and interior
glass doors will be cleaned

· Entrance Mats: Carpeted entrance mats will be vacuumed

· Rubber or vinyl mats will be swept or brushed as needed

· Dust and cobwebs from walls and ceilings in entrances
and hallways will be removed.

· Dust and mop all stairwells

· Wood trim and metal railings will be dusted and polished

· All wall hung pictures and other wall decorations will be
dusted and straightened

· Wall surfaces around light switches and doorframes and spots will be cleaned as necessary

· Mailboxes will be dusted

· Ledges-window sills will be dusted

· Baseboards will be dusted and polished

· Lights will be dusted

· Exit signs will be dusted

· Change and check the light bulbs

· Cleaning Service will change timers according to seasons. All light bulbs will be supplied by Condo Association.

· Clean all laundry rooms thoroughly

· Clean all trash chute rooms thoroughly

· Rotate all dumpsters on a regular basis

· Move dumpsters to streetside twice a week for city pick up and return dumpsters back to rooms after pick up

· Coordinate move in/move out’s with unit owners to monitor potential wall and common area damage and report to Association Board

Carpet Care

· Vacuuming- All stairs, halls, elevators and landings, carpets, including
mats will be vacuumed.

· Spot Cleaning

· Carpets: Carpets will be thoroughly vacuumed, taking care to
get into corners, along edges. Spot cleaning will be performed to
remove occasional spills or stains and will be limited to small
isolated spots.

 

Floor Care

· Tile floors will be thoroughly wet mopped with a neutral
cleaner.

· Tile in front entrances, doors, walls, partitions will be cleaned.

We propose a monthly cost to perform these services on a 12 month contract with an “opt out” clause without cause should either party not be satisfied with the services. We are confident you will be happy with the services. This covers the labor to perform all services as scheduled. Cleaning supplies will be the responsibility of the Association in cost, however we can purchase on behalf of the Association as instructed.

Special Services to Consider

 

Garage Power Wash/Cleanout

 

A complete power wash and sweep out of the garage will be performed twice seasonally. Dates to be determined by Board and prescheduled so people know their cars need to be moved.

 

Carpet Cleaning

 

Once yearly a complete carpet steam/shampoo will occur as scheduled per the Board. This will cover all common carpeted areas of the property.
